Boosting A Property’s Perceived Value And User Experience Through Its Amenity And Communal Areas

Premium properties are unique. High quality developments will always have a main point of difference to win over savvy buyers and investors with property developers looking for what makes each property marketable.

But what many people overlook in their search for that point of difference is the property amenities and communal areas including the foyer, pool, BBQ and even rooftop gardens of a residential building in their bid to make each individual property stand out that much more.

Marc Conias, managing director and founder of leading furniture solutions provider PPS Tailored Furniture Solutions (PPS), said that to strengthen sales and interest from buyers, developers and project managers should pay special attention to communal areas.

“The moment a potential buyer walks into a foyer for example, their expectations, amount of spend they are willing to commit to on an apartment and their opinion of the property itself is practically set in stone,” Conias said.

As it’s the first thing you see, it’s what you associate with the entire building and it establishes the mood and layout. Conias said that it’s important for units’ amenities, locale and interiors to be in sync.

“People will care far less about how unique a property is if the communal areas don’t have the right design, look and furnishings,” Conias said.

Communal areas are the number one overlooked area of a development and it is one of the most crucial as it sets the standard of a design and the potential buyer’s expectation.

“We find a well-designed and furnished communal area will address three key needs that are easily marketable to buyers: it provides comfort, aspiration of better quality of home and a sense of community,” Conias said.

Conias said that this shows there is more to it than ticking a box and provides a real return on investment for the buyer through more than just physical benefits.

“These properties are people’s future homes and they will envision how living there will be, often accentuated through a well thought out communal area,” Conias said.

“The community aspect especially provides residents with a place where people can meet and relax together, so savvy buyers need to really factor this into their decision-making process.”

PPS have been working on multiple projects where communal areas are beginning to grow in popularity as developers see the importance in it.

“In our experience, we have been lucky to work with developers who recognise how vital it is to get it right, and this offering flows into their sale strategy when they showcase these amenities.”

Conias’ message to the Australian property market is clear: Don’t overlook communal areas and it will pay off in your sales and marketing strategies in dividends.
