A GLEAMING tower is set to rise in northern Mermaid Beach as city leaders hail a major revamp of the beachside suburb.
Developer Jun Zin Oceanscape has filed plans for a 26-storey tower on the corner of Alexandria and Mermaid Avenues in the latest of a sweeping series of changes planned for the area.
The development, named Naia, will replace an ageing low-rise and feature a mixture of short-term hotel-style accommodation as well as residential offerings.
The building will have 202 bedrooms across 97 units and is planned to operate as ‘a typical residential development’ rather than a ‘traditional hotel development’.
The inclusion of short-term accommodation units will allow owners to lease their holdings as holiday units.
The new tower project would neighbour the $400 million Elegance towers, which have already been approved by council and its developers have gone to market to sell units.
Area councillor Paul Taylor said the latest tower added to the momentum of development sweeping the area.
“We are building a city and there is a lot of excitement about the southern Broadbeach and northern Mermaid Beach area on the back of the revamps of the Star casino and Pacific Fair,” he said.
“There are a lot of older buildings, some of which are more than 40 years old and it will be nice to see renewal as this city continues to grow.
“There is a real sense that Broadbeach is at the epicentre of things right now with the Commonwealth Games and other developments happening here at the moment.”
THE NEXT DEVELOPMENTS YOU’LL SEE
The application has been filed with the Gold Coast City Council and will be assessed over coming months.
A decision is expected to be made by the city planning committee early next year.
According to application documents filed with the council, the tower has been designed to ‘form an end to the vista’ of towers running from Surfers Paradise south.
“Inspired by the shifting coastal dunes, the form is articulated by the dynamic shifting of curved balcony forms,” the application documents state.
“The rhythm of movement up the facade is designed in response to the curved shapes created by the erosion of winds on sand.”
City planning boss Cr Cameron Caldwell said more towers were expected to be built along the southern light rail route to revamp the older Mermaid Beach strip.
“Since the city plan was introduced last year we have seen a strong interest in the renewal of Mermaid Beach,” he said.
“We know the light rail will move further south and bring about plenty of urban renewal opportunities.
“Mermaid Beach is one of the Gold Coast’s older suburbs in that area and there are many ageing buildings, as well as the wonderful beachside lifestyle.”
There currently are several major projects currently planned or under construction in the area, including:
* The $400 million Elegance, put forward by Hubei United Development Group which will featured two towers of between 45 and 50 levels. It has gone to market and construction could begin as early as next year.
